All construction projects have three phases: planning, design, and construction. High Rise Construction brings expertise to all stages with the following delivery methods.
We take on a hybrid role, acting as the project's construction manager and general contractor. We help the owner maintain and control costs during the planning and design phases, coordinate stakeholders, create the project schedule, and define the right building approach. We assume the risk of construction performance during the construction phase and hold all trade subcontracts.
This method brings all project teams concurrently to collaborate from the beginning stages of the project. We are fully integrated into the project's evolution and work alongside the owner and design team during every phase of project delivery. The collective team shares risk and responsibility.
We act in the owner's interest to manage the project's planning, design, and construction phases. High Rise Construction serves as the point of contact for engineers, architects, and other contractors the owner has hired.
Before entering the process, High Rise Construction had already started the design process. We use completed design documents to prepare the bid price, including labor, materials, equipment, and estimated project risk.
By combining architectural and engineering design services with construction performance, High Rise Construction acts as a single entity to help clients simplify and streamline project delivery from start to finish.
This delivery method is specific to the U.S. federal government and provides an indefinite quantity of materials or services in a fixed period.
High Rise Construction implements lean practices on our projects to enhance our processes and add value for our clients and industry partners. High Rise Construction has an internal Lean Coalition consisting of employees who meet regularly to discuss, determine, and ultimately roll out lean best practices for companywide implementation as we strive for continuous improvement.
High Rise Construction utilizing lean practices such as the Last Planner System, Just-In-Time Delivery, and others, we are constantly finding methodologies to eliminate waste and create predictable workflows on our projects.
